Gov. Ritter: 'It's alive!'
30 Oct 2009 | 2:23 pmBy Jason Kosena THE COLORADO STATESMAN Jobs are being created and saved, thanks in part to federal stimulus package funds that have bolstered Colorado’s sagging economy. The Governor’s Economic Recovery Team released a report Tuesday showing that more than $1.2 billion in federal stimulus has been spent in Colorado, creating or retaining 5,291 full-time equivalent jobs. Some 2,670 of those — more than half — are in the state’s higher education system. read more -

Ty Law to Broncos
6 Nov 2009 | 12:21 pmJust got a tip from a trusted NFL source that the Broncos are signing veteran cornerback Ty Law. The 15-year veteran spent his first 10 seasons with the New England Patriots. Broncos coach Josh McDaniels would have worked with Law when McDaniels was a New England defensive coach from 2001-03. The team has yet to announce the roster move. The Broncos’ interest in Law may stem from the difficulties nickelbacks Jack Williams and Alphonso Smith have had in recent weeks. -
Le Kevin Smith likely to make first start
6 Nov 2009 | 11:37 amThe Broncos have started the same 11 players on defense in the team’s first seven games. That looks like it will change Monday against the Steelers because of a knee injury to defensive end Ryan McBean. “Le Kevin Smith is our guy who is going to be starting for Ryan,” defensive line coach Wayne Nunnely said Friday morning. “He’s played, and we brought him here from New England for a reason. He’s a good football player, and now he’ll get a chance to start and get a chance to play a lot more than he has in the first seven games.” Smith, who came to Denver in… -
Three Broncos miss Thursday’s practice
5 Nov 2009 | 3:19 pmDefensive end Ryan McBean, who has started every game thus far this season, tackle Ryan Harris and safety Josh Barrett did not take part in Thursday’s practice. None of the three took part in Wednesday’s workout either. Harris, who dislocated two toes on his foot, is not expected to play Monday night against the Steelers and Cherry Creek graduate Tyler Polumbus will start in his place. McBean, who has 11 tackles this season, suffered his injury late in Sunday’s loss in Baltimore, on a first-down play when the Ravens’ Ray Rice had a 14-yard gain. LeKevin Smith has… -
Light rain, 50s for game
1 Nov 2009 | 9:44 amIt’s been raining off and on the past two days here in Baltimore. It was raining this morning. It’s raining now. It’s not a hard rain, though. A soft rain. With the temperature at 51 degrees now and a high of 56 degrees, the conditions will be perfect for the linemen on both sides. Too bad Baltimore’s stadium has a field-turf surface. Would have been a good mudder day. They don’t have mudder games like they used to. Too many field turf stadiums, it seems. -
Larsen to make 09 debut
1 Nov 2009 | 8:37 amLinebacker/fullback Spencer Larsen will play for the Broncos Sunday for the first time this season. Larsen injured his shoulder shortly before kickoff of the season opener. To make room on the active roster for Larsen, running back LaMont Jordan is inactive for the first time this season. Safety Brian Dawkins and nose tackle Ronald Fields, who both missed a practice this week with hamstring injuries, will both play. The full list of inactive Broncos is: QB Tom Brandstater, OLB Jarvis Moss, WR Brandon Lloyd, T Brandon Gorin, NT Chris Baker, WR Kenny McKinley, RB LaMont Jordan, and G Seth…

Underdog champ
5 Nov 2009 | 11:59 amIT’S far from a secret that David Lane has a thing for the underdog. He is ready and willing to defend society’s most unpopular, even loathed, figures — everyone from murderers to Nazis to radical leftist professors who say outrageous and inflammatory things. He loves nothing more than to be the lone defender who steps up to help the harried Frankenstein monster, pursued by the enraged, torch-bearing villagers — the “howling mob,” as he likes to call them.He is very often not paid for what he does, and hardly ever thanked. The Denver-based criminal and civil rights attorney has the… -
Israel arrests settler for terrorist acts
5 Nov 2009 | 11:36 amJERUSALEM — The Shin Bet (Israel Security Agency) and the Israel Police announced on Sunday, Nov. 1, that they had arrested an American-born settler allegedly behind an unprecedented series of deadly terrorist shootings and bombings spanning 12 years, in which two Arabs were killed and Israel Prize laureate Prof. Ze’ev Sternhell was wounded. According to the Shin Bet, he also planted a bomb at the entrance to the house of a messianic Jewish couple in Ariel, seriously wounding their son, Ami Ortiz, who was then 15. Ya’acov “Jack” Teitel, 37, was arrested by the Israel Police’s… -

The need for repair and renovation was dire, Rubin told the Intermountain Jewish News this week, the result of more than a century’s… -

Classic of the Week: “Citizen Kane”
6 Nov 2009 | 4:00 am(Courtesy of RKO Pictures) How does one objectively assess a film that’s been declared the best movie of all time not once, but over and over again for half a century? To list all of the honors and accolades “Citizen Kane,” the 1941 feature debut of Orson Welles, has received over the years would take up far more space than the list is worth. Is “Citizen Kane” the best movie I’ve ever… -

Ice House Tavern
19 Oct 2009 | 10:22 amMy recent walk around Lower Downtown was full of new discoveries including the Ice House Tavern. Located at 1801 Wynkoop St. it is the former location of a number of concepts; Anita’s Crab Shack, Brasserie Rouge and most recently Via. It opened in July in the Ice House building and I have not been in the space since I had lunch at Via years ago. Oxford Hotel Awning
16 Oct 2009 | 9:28 amI was in LoDo last week and got to see the new Oxford Hotel awning for the very first time. I had not realized it had been so long since I was down there - it was installed in July. It makes such a difference and I like that it feels as if had always been there. The awning cost $125,000 and resembles the original that was in place from 1894 through the mid 1930s. The Colorado Historic Fund provided a $35,000 grant for the project. I think it adds even more character to the building and really gives that block a modern vintage feel that plays against the facade of Denver Union… -

This skating rink should be a lot of fun for everyone looking to ice skate outdoors in Highlands Ranch. The rink is not made of ice, but rather a new polymer material that imitates ice and can be skated on just like ice. Technology, you’ve got to love it. In any case, there will be public skating, skate rentals, etc.. Highlands… -

October in Denver – Always My Favorite Month
20 Oct 2009 | 7:42 pmAs I sit here this evening listening to the rain outside, and know it will most likely turn to snow tonight, I am reminded once again that October is always my favorite month here in Denver. I’ve lived here almost all my life, and October remains a favorite every year. October brings all four seasons in 30 days to Denver, generally speaking. We have a little bit of winter as we can see this evening. But its not unusual, as we all experienced this past weekend, to have a wonderful spurt of summer in October as well. Add to that the beautiful colors throughout Denver and the… -
Denver Real Estate – Housing Statistics – October 2009
20 Oct 2009 | 6:36 pmSome time ago I routinely posted a variety of statistics for the Denver area and the surrounding Denver suburbs, and it is my intention to begin doing that again. In the meantime I have a file here that will provide you a variety of Housing Statistics for the Denver Area for October 2009. There are other tidbits of information as well that may be useful, particularly if you are relocating to Denver area – such as local employment data, a variety of home price information and comparisons of the Denver area to other areas of the nation. Click below on the image of the report &… -
Living in Highlands Ranch, CO - My Favorite Muffin Is Worth a Visit!
7 Sep 2009 | 3:10 pmMy kids have a favorite new place for treats in Highlands Ranch. And they’re not the only ones! My Favorite Muffin has opened in the King Soopers center at Wildcat Reserve Parkway and Highlands Ranch Parkway. They’re on the south west corner of the shops, just across from Abo’s Pizza. As a Denver Realtor, my children have grown accustomed to my somewhat erratic weekend schedule – they know that chances are high that I will wind up working on the weekends. So when I do have time to spend with them, from time to time I try to take them somewhere unexpected…

Wazee Street Office Project Proposed
5 Nov 2009 | 1:40 pmA few days ago, Margaret Jackson at the Denver Post reported that DaVita, a Fortune 500 company that makes medical equipment, is planning on moving their corporate headquarters from California to Denver and is scouting several locations in the Downtown Denver area for their future home. One of those locations is Block 022 in Lower Downtown, the block bounded by 18th, 19th, Wazee, and Blake streets that is owned by developer Grand American, Inc. Block 022, you may recall, was the site of the late-1990s “Stadium Walk” project proposed by Grand American and partner Arnold Schwarzenegger that… -
14th Street Makeover
4 Nov 2009 | 6:46 amHere's a press release from the Downtown Denver Partnership with good news!Downtown Denver's 14th Street will soon emerge has a vibrant pedestrian-oriented thoroughfare, thanks to the successful result of the November 3rd election in which private property owners along the street voted to contribute $4 million to the overall $14 million cost of the streetscaping project through the formation of a general improvement district. Through this public-private initiative, sidewalks will be expanded, encouraging outdoor seating and ground floor shopping and dining uses that will bolster the… -
Uptown's Park Avenue Lofts
2 Nov 2009 | 7:24 pmThe 194-unit Park Avenue Lofts apartments project covers the entire block bounded by 19th and 20th Avenues and Washington and Clarkson Streets. Under construction since early 2008 when it was named simply "Uptown Apartments," the project has recently been completed and renters have moved in. Before this project arrived, the entire block was a weedy vacant lot--something that's always a shame to see anywhere in the urban core, but particularly when that vacant lot sits at a corner along a prominent thoroughfare like Park Avenue.Fortunately, we now have a handsome residential complex at that… -
Alexan Prospect Update
23 Oct 2009 | 3:16 amTrammell Crow Residential is currently building a 400-unit apartment project in the Prospect district called Alexan Prospect. The other day I rode by bike down there and snapped a few pictures to share with you. From left to right: 1. View at 29th and Inca, 2. Looking south down Inca towards 29th, 3. Denver's Underutilized Neighborhood Business Districts
18 Oct 2009 | 7:55 amDenverites love their city's historic neighborhoods and the charming little commercial districts tucked in among them. And, thanks to our once extensive streetcar network around which most of these historic neighborhood shopping districts arose, there are still plenty of these little neighborhood spots that haven't (yet) attained the gentrified popularity like the Old South Pearls or the Highland Squares. One of my favorite local journalists, Jared Jacang Maher, recently explored this very topic in his "Denver's Top Ten Underutilized Neighborhood Business Districts" blog post. Kudos, Jared!

Details on Tax Credit Extension and Expansion
6 Nov 2009 | 12:24 pmTax Credit for Homebuyers First-Time Homebuyers (FTHBs): First-time homebuyers (that is, people who have not owned a home within the last three years) may be eligible for the tax credit. The credit for FTHBs is 10% of the purchase price of the home, with a maximum available credit of $8,000. Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount. Current Owners: The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for… -
Going ONCE, Going TWICE….Zoning Code 3.0
6 Nov 2009 | 9:13 amThe new Denver Zoning Code is almost a done deal. The City Council has voted on a timeline, the public hearings are over and the new Zoning Code Draft # 3 is available for your examination and comment HERE. There are TWO more PUBLIC LISTENING SESSIONS scheduled in November and it won’t be a surprise if that’s not all she wrote. All of the momentum is in place to get the new code in place in early 2010. It’s not in anybody’s interest to delay this process any further. Uncertainty is the enemy of investment and development, and the enemy of your home’s… -

What do you mean we’re not closing on time?
5 Nov 2009 | 1:36 pm“What do you mean we aren’t closing on time?” A phrase that almost never was uttered in a real estate office has now become more of a standard, flying from a cell phone held out far enough to preserve an ear drum. Talking to agents throughout the industry, it is absolutely amazing now how many closings are in fact not closing on time. And while it can cause enough stress to send you straight to a beach in Mexico, as long as expectations are properly handled, closings are still happening every day at a surprising rate. This phenomenon of not closing on time began… -
The House has signed off to extend the Tax Credit, now up to Obama!
4 Nov 2009 | 2:38 pmGreat news from Washington today. The House of Representatives has signed off on a bill that was approved by Senate on Monday that would extend the First Time Buyers Tax Credit to next summer. There is still work to be done, but a bill should reach President Obamas desk for his signature later this week. Under the proposal, individuals with income up to $125,000 a year (existing bill is $75,000 a year) and couples earning up to $225,000 a year (existing bill is $125,000 a year) would be eligible for the credit. The extension would cover homes under contract by April 30th and closed by…

Read/Unread on Twitter
4 Nov 2009 | 6:23 amI’ve fought it, but I knew it would happen: I now have Twitter content I somewhat care about that has a “read/unread” state; the obligation I’ve been dreading. At the moment, this is primarily @replies and direct messages1, but lists are going to join the party soon once support is cooked into the popular Twitter clients. The problem now is that I have my read/unread status decentralized since I use Twitter on about a half-dozen devices (and each device/client maintains their own read/unread state). That means I have to mark something as read a half-dozen times for the… -
Sad, Yet Exactly as I Predicted
2 Nov 2009 | 3:01 pmI take no pride in the “I told you so” for this and this. In fact, I’d dearly like to be wrong… maybe it can be fixed with a software/firmware upgrade. Guess I won’t be giving up my MX Revolution any time soon after all. -

WordPress HelpCenter Shares Revenue and Knowledge
28 Oct 2009 | 10:34 amWe’ve launched an affiliate program and a public knowledge base at WordPress HelpCenter (WPHC), two things that I’m very excited about. We’re getting closer and closer to my overall vision for the service. Affiliate Program The affiliate program is really core to how we want the HelpCenter to work (note: anyone can join the affiliate program). It creates a formal relationship between WPHC and plugin and theme authors so that we can support the great WordPress development community. It sets up: WPHC to pay plugin and theme authors when we do paid work with plugins or themes… -
Chain Reaction
27 Oct 2009 | 11:13 amI’ve experienced a weird and unfortunate chain reaction over the last 48 hours. A flood of comment spam Akismet not accepting connections from my server1 and/or not catching the spam The email notifications from all the spam comments sending to my mail account My mail host started blocking all mail from my server (due to the high volume of comment spam) This has presented me with a choice between receiving email and accepting comments on this site, and that’s an easy choice. I disabled comments, and once the flow of spam mails stopped my mail host seems to be accepting mail again.

Why two wheels are safer than four
6 Nov 2009 | 9:43 amYesterday I was buzzing around town quite a bit on my scooter. From one errand to another, for business and for pleasure, my scooter was my mode of transportation. Around the 6:00 hour I found myself in the congestion of Speer heading into Cherry Creek, a slow moving trickle of vehicles trying to make it to the next destination. Honks, distracted drivers, and running red lights seemed to be the norm. I even saw one individual take off through a red light before it went to green when the other light went to red only to have me right by their side at the next red light. What is everyone rushing… -
I love the snow!
29 Oct 2009 | 8:23 amSnow in the plaza I do. While others are cursing, swearing, complaining, whining, venting, ranting and raving about the misery of this snow… I’m celebrating. Of course I don’t have to drive. Living downtown does have its perks. But for those of you who do live downtown, and this blog definitely does focus on life downtown, you know what I am talking about. Last night I rallied up a few friends to pick a local restaurant within walking distance. After bundling up from my heavy tread trail shoes to my smartwool cap I set out across the city to meet friends at a warm… -
Denver Zombie Crawl 2009
26 Oct 2009 | 8:25 amAaaaaAAAARrrrrgggggGGGGGHhhhhhhh!!! BRAINS!! That was the chant during Saturday Night’s 4th annual Denver Zombie Crawl. I was right in the middle of it. There were a couple, maybe a few, thousand zombies in all stages of decomposition. There were the political messages zombies (health care is dead), and the humorous zombies. But the most common was the pure gore it up shock value horror zombies. They came in blue, green or grey and blood red all over. There were Zombie dancing such as Thriller or an orchestrated Zombierana (Macarena, get it). Now I’m someone who has… -
Loveland opens TODAY
7 Oct 2009 | 6:46 amThe battle of the ski resorts to see who opens first has been won by Loveland Ski Area with their opening today, October 7th. I’ve been caught by surprise. I was expecting an early opening, but not this early. My skis are still up in the mountains awaiting their first coat of wax. Most of my gear is as well, meaning any effort to take advantage of opening day would mean a drive up to the Vail Valley and then back down again (ouch). It looks like I’ll have to pass. But that’s okay by me. I have never been the biggest fan of the white ribbon of death days at any… -
Interested in going for a run
4 Oct 2009 | 4:43 pmI love running in the fall. The leaves are changing and color the scenery around you while the cool crisp air carries the scent of autumn in on every breath. So lately I’ve been checking out the various running groups around town. I’m a fan of the Nike night run’s and plan to start those back up this week and got a chance to join in on a meetup run this weekend. Great groups, great people. But I’ve been hoping to find something a bit closer to home and so many of these running groups take off from Wash Park or City Park. I don’t blame them, those are…

Homebuyer Tax Credit Extended
5 Nov 2009 | 7:50 pmThe “first-time” home buyer tax credit was extended and modified today by Congress. While there has been much debate here among Denver real estate brokers about the cost of the credit, there is no doubt that this move will help to continue to stimulate the recovering real estate market. Homebuyers will now have two tax credits available. The original $8,000 for first time buyers - actually for buyers who haven’t owned a home in the previous 3 years. As well as a second credit available to current homeowners of $6,500. To be eligible, buyers must have lived in their… -
Help ~ We Can’t Find A Good House!
23 Oct 2009 | 7:59 pmI’m working with a lovely family who is relocating to Denver in a few weeks. We can’t find them the right house and their move date is looming. They want to be here and settled by December. After a 4 1/2 day marathon of 56 houses, we kind of narrowed it down to two possibilities. These buyers are looking in a fairly significant price point. Not uber high-end, but enough to buy a very nice home in a very nice location. Theirs is the price point that’s slow in Denver, and now we’ve seen everything on the market. Either the homes were location compromised, floor… -
Denver Colorado Real Estate | September 2009 Market Statistics
12 Oct 2009 | 8:43 pmIn August, Denver had 20,225 active listings available on the market. In September, we were down to 19,834. With inventory naturally shrinking as we round into fourth quarter, Buyers are left with choosing a currently available home or waiting to see what might come on the market in coming months. It’s not likely that many new properties will be listed from Halloween through the new year, and many buyers are faced with choosing between buying a home they’ve seen or waiting until after the first of the year when inventory will begin to build. Prices are up slightly from August,… -
Earnest Money Requirements in Denver
4 Oct 2009 | 8:05 pmRelocating buyers often ask how much earnest money they’ll need when they make an offer on Denver real estate. My answer? “It depends.” Some brokers and sellers request 3% some request 10%. Earnest money requests/requirements are entered in the MLS, so your Buyer Agent can tell you what the sellers have requested. 3% is more the norm for mid-priced homes, 10% is extremely high. However, for high end homes, closer to 10% isn’t too unusual. What the sellers request and what the buyers provide are not always the same amount. When you prepare an offer for a property,… -
What the Fed Wants Buyers to Do
24 Sep 2009 | 7:16 pmThe Federal Reserve kept the Fed Funds Rate low again yesterday in their monthly meeting. This rate is used for banks as a benchmark for their overnight lending to each other, and is a short-term rate. Mortgage rates track with the bond market, and not the Fed Funds Rate, however, conventional wisdom suggests that the Federal Reserve governors feel that inflation isn’t yet a risk, and that rates should remain low to keep the recovery moving forward. With rates low for, “an extended period,” there should be no doubt in buyers’ minds that now is a good time to buy. …
